The cabin includes a charcoal grill, two chairs on the front porch, a table with chairs inside, two battery operated hanging lanterns, sheets/bedding, a propane wall heater, and a Porta-John toilet. Please bring your own water, towels, camp chairs, coolers, charcoal, and other camping gear and necessities for cooking, washing up, etc.

White Birch Cabin is tucked off of Johnswood Rd, near Dickenson Lake fishing and kayaking, and adjacent to hundreds of acres of State land for hunting. The cabin is also less than 1/2 mile from Kreeton/Glen Cove Rd, which connects to over 60 miles of off-road ATV and ORV trails and routes. Plus, it's down the road from popular swimming and kayaking destination, Big Shoal Beach!

We are required to collect the following taxes: 6% Michigan Sales & Use Tax, 5% Local Room Tax, and 1% UP Tourism Tax. Taxes will be applied to the total rent, cleaning fee, and pet fee(s).

Payment Policies
A partial payment in the amount of 30% of the grand total is due upon booking. Remaining payment is due no later than 30 days prior to arrival. If the booking is made after [or within 0 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.

Service Fees: A one-time cleaning fee is added to the cost of all rentals. The cleaning fee will be line-listed in the breakdown of costs when you make your reservation and is also posted on each home's webpage. Cleaning fees are subject to tax and assessments.
Some of our homes are pet-friendly and will allow 1 or 2 dogs within the home. If you would like to bring your dog(s) to a pet-friendly home, a fee of $50 per pet will be added to the total rental rate and will be line-listed in the breakdown of costs when you make your reservation. Pet fees are subject to tax and assessments.

Cancellation Policies:
You commit to your dates at the time of booking, there is no refund for early departure, refusal to occupy upon arrival, or no-shows.
Direct Bookings (made via the Northern Properties website, phone, or email):
- 100% refund of the amount paid, minus an 8% credit card processing fee, if the reservation is canceled at least 30 days before check-in.
- 50% refund of the total booking amount if reservation is canceled 14-30 days before check-in.
- No refund for cancellations made less than 14 days prior to arrival.
- All cancellations for direct bookings require written notice. Please email your cancellation request to rentals@northernproperties.com.
- Refunds are processed by Northern Properties at the end of each month.
VRBO Bookings:
- 100% refund of the amount paid, minus an 8% credit card processing fee, if the reservation is canceled at least 30 days before check-in.
- 50% refund of the total booking amount if reservation is canceled 14-30 days before check-in.
- No refund for cancellations made less than 14 days prior to arrival.
- Cancellations for VRBO bookings can be initiated through the VRBO platform or via email to rentals@northernproperties.com.
- Refunds are processed by Northern Properties at the end of each month. Depending on when you canceled, you may receive a separate refund directly from VRBO for their service fee.
Airbnb Bookings:
- To receive a full refund, guests must cancel at least 30 days before check-in. A full refund is also available within 48 hours of booking if the cancellation occurs at least 14 days before check-in.
- If you cancel between 7 and 30 days before check-in, 50% of all nights will be charged.
- If you cancel less than 7 days before check-in, 100% of all nights will be charged.
- Cancellations must be initiated through the Airbnb platform. If you are eligible for a refund, it will be processed through Airbnb.

Homes are inspected after each departure. We understand that things can be missed so it is important that any damage found at check-in is reported within the first 24 hours of your arrival to avoid being held responsible.
Please keep all vehicles and trailers within the designated parking areas. Failure to keep off restricted areas that results in damages to the property will be your responsibility to repair. If you find there is not enough parking for your group at the home once you arrive, the Drummond Island Tourism Association offers well-lit, monitored parking for trailers/vehicles.
Do not drive jeeps, ORVs, or any other vehicles on beaches, waterfront, grass, or other restricted areas.
Please drive at a safe and reasonable speed down all public and private roads. No burnouts, spinouts, or donuts.
Please respect neighbors' privacy by staying on the rental home’s property. Do not wander or allow children and/or pets to wander onto neighboring private property.
Please keep noise to a minimum after 10 pm and before 8 am.
This home is non-smoking. Please keep cigarette butts contained outside and dispose of them properly before your departure. Please do not throw them on the ground.
No parties and/or exceeding the number of guests the home allows without prior approval.
Absolutely no fireworks allowed.
Hunting, target practice, or the firing of guns, bows, or other weapons is strictly prohibited on the property.
If you are staying with us 7 or more nights, a member of our service team will stop by to collect trash and returnable cans/bottles halfway through your stay. Please place the trash and returnables you’d like to have removed in the big garbage cans located outside.
Please remove all muddy shoes/boots at the door to help keep carpets and rugs clean.
Please do not rearrange the furniture in the cabins.
Please do not put trash, feminine products, or other items down the vault in the outhouse. Deposit only human waste and toilet paper and put anything else in the trash can.
Northern Properties and its authorized agents may enter the premises at any time in the event of an emergency but will use their best efforts to give 24-hour notice for normal maintenance or repairs.
There are check-out procedures posted at the home. Please be sure to follow the instructions so that we can keep our operations running smoothly.
Please lock the padlock on the Porta-John before departing.
This property is dog-friendly. If you have brought your dog(s), please adhere to the following rules to avoid unnecessary fees.
Dogs are not allowed on beds or furniture. Dogs must be crated if left unattended at a home. If your dog barks excessively while you're away, please do not leave them alone.
Owners must clean up after their dog, both inside and outside the home.
If your dog is wet, please be sure they are dry before allowing them to enter the home.
Please do not let your dogs roam on neighboring property.
