This spacious 2,100 sq. ft. home offers a truly unique setup—perfect for larger groups who want to be together while still enjoying their own space. Completely remodeled in 2021, the home features two separate living levels, each with its own kitchen, bathroom, family room, and bedrooms. The main house comfortably sleeps up to 12 guests, with an optional bunkhouse available for an additional 6.

A covered patio spans the length of the home, providing the perfect place to relax on rainy days or stay cool in the shade. There’s also a spacious upper deck for soaking in the fresh air and peaceful surroundings.

Located on the southeast side of the island, this home offers the best of both worlds—easy access to trail systems and the quiet beauty of Big Shoal Bay. Set on just over an acre, the property includes 100 feet of shoreline, ideal for swimming and exploring with the two kayaks included in your stay.

Upstairs, you’ll find a kitchen/dining area and a large bedroom with two queen beds—ideal for extended family or guests who want extra privacy.

Payment Policies

A partial payment in the amount of 30% of the grand total is due upon booking. Remaining payment is due no later than 30 days prior to arrival. If the booking is made after [or within 0 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.

Service Fees: A one-time cleaning fee is added to the cost of all rentals. The cleaning fee will be line-listed in the breakdown of costs when you make your reservation and is also posted on each home's webpage. Cleaning fees are subject to tax and assessments.

Some of our homes are pet-friendly and will allow 1 or 2 dogs within the home. If you would like to bring your dog(s) to a pet-friendly home, a fee of $50 per pet will be added to the total rental rate and will be line-listed in the breakdown of costs when you make your reservation. Pet fees are subject to tax and assessments.

Cancellation Policies:
You commit to your dates at the time of booking, there is no refund for early departure, refusal to occupy upon arrival, or no-shows.

Direct Bookings (made via the Northern Properties website, phone, or email):
- 100% refund of the amount paid, minus an 8% credit card processing fee, if the reservation is canceled at least 30 days before check-in.
- 50% refund of the total booking amount if reservation is canceled 14-30 days before check-in.
- No refund for cancellations made less than 14 days prior to arrival.
- All cancellations for direct bookings require written notice. Please email your cancellation request to rentals@northernproperties.com.
- Refunds are processed by Northern Properties at the end of each month.

VRBO Bookings:
- 100% refund of the amount paid, minus an 8% credit card processing fee, if the reservation is canceled at least 30 days before check-in.
- 50% refund of the total booking amount if reservation is canceled 14-30 days before check-in.
- No refund for cancellations made less than 14 days prior to arrival.
- Cancellations for VRBO bookings can be initiated through the VRBO platform or via email to rentals@northernproperties.com.
- Refunds are processed by Northern Properties at the end of each month. Depending on when you canceled, you may receive a separate refund directly from VRBO for their service fee.

Airbnb Bookings:
- To receive a full refund, guests must cancel at least 30 days before check-in. A full refund is also available within 48 hours of booking if the cancellation occurs at least 14 days before check-in.
- If you cancel between 7 and 30 days before check-in, 50% of all nights will be charged.
- If you cancel less than 7 days before check-in, 100% of all nights will be charged.
- Cancellations must be initiated through the Airbnb platform. If you are eligible for a refund, it will be processed through Airbnb.

Payment Methods

Credit card- We accept credit or debit cards from Visa, MasterCard, American Express, or Discover drawn from a US bank.

Rules

All of our homes are non-smoking.
Pets are strictly prohibited in homes that are not listed as pet friendly. This limitation extends to any visitors you may have to the property during your stay.
All vehicles are to be kept within the designated parking areas at the home. Failure to keep vehicles and trailers off restricted areas that result in damages to lawns, septic drain fields, etc. will be the guest’s responsibility to repair.
If you will be bringing trailers or will have multiple vehicles at the home, please make sure the rental home has adequate parking to accommodate your group prior to booking.
Water levels can fluctuate, which can affect docks. If you have concerns that a dock may not work for your boat, please call prior to bringing your boat. We cannot give refunds if a dock space is not adequate for your boat, or if the water levels affect a dock’s usability.
Quiet hours are 10 pm to 8 am. Please be respectful of the neighbors by keeping noise to a minimum during this time.
Campers and tents are not allowed at the homes.
No parties and/or exceeding the number of guests the home allows.
Absolutely no fireworks allowed.
Target practice, hunting, or the firing of guns, bows, or other weapons is strictly prohibited on all of our rental properties.
