Payment Policies

A partial payment in the amount of 30% of the grand total is due upon booking. Remaining payment is due no later than 14 days prior to arrival. If the booking is made after [or within 0 days of when] the second payment would be due, then this payment will be combined and due together with the first payment.

Service Fees: A one-time cleaning fee is added to the cost of all rentals. The cleaning fee will be line-listed in the breakdown of costs when you make your reservation and is also posted on each home's webpage. Cleaning fees are subject to tax.

Some of our homes are pet-friendly and will allow 1 or 2 dogs within the home. If you would like to bring your dog(s) to a pet-friendly home, a fee of $50 per pet will be added to the total rental rate and will be line-listed in the breakdown of costs when you make your reservation. Pet fees are subject to tax.

Cancelation Policy: Cancelations made 30 days or more prior to arrival with written notice shall be given a full refund minus a $50.00 cancellation fee. Cancelations of less than 30 days prior to arrival shall forfeit the entire rent and sales tax unless Northern Properties is able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the canceled reservation, minus a $50.00 cancelation fee. You commit to your dates at the time of booking, there is no refund for early departure, refusal to occupy upon arrival, or no-shows. All refunds are processed at the end of each month. If you cancel less than 30 days prior to your arrival date, you will not receive a refund until after your canceled dates have passed.

Rules

IMPORTANT: Failure to comply with these rules will incur a $50 fee per offense. These rules have been put into place to protect the homeowners’ property, ensure your safety, maintain a positive relationship with neighbors, and help protect our precious natural resources on the island. We appreciate your help and understanding.

Homes are inspected after each departure. We understand that things can be missed so it is important that any damage found at check-in is reported within the first 24 hours of your arrival to avoid being held responsible.

Parking, Property & Being Neighborly:
Security camera: The property features two exterior security cameras. They do not look into any interior spaces.
Please keep all vehicles and trailers within the designated parking areas. Failure to keep off restricted areas that results in damages to lawns, septic drain fields, etc. will be your responsibility to repair. If you find there is not enough parking for your group at the home once you arrive, the Drummond Island Tourism Association offers well-lit, monitored parking for trailers/vehicles.
Do not drive jeeps, ORVs, or any other vehicles on beaches, waterfront, grass, or other restricted areas.
Please drive at a safe and reasonable speed down all public and private roads. No burnouts, spinouts, or donuts.
Water levels can fluctuate, which can affect docks. We’re sorry, but we cannot give refunds if a dock space is not adequate for your boat, or if the water levels affect a dock’s usability.
Please respect neighbors' privacy by staying on the rental home’s property and shoreline. Do not wander or allow children and/or pets to wander onto neighboring private property.
Please keep noise to a minimum after 10 pm and before 8 am.
Campers and tents are not allowed at the homes.
This home is non-smoking. Please keep cigarette butts contained outside and dispose of them properly before your departure. Please do not throw them on the ground.
No parties and/or exceeding the number of guests the home allows without prior approval.
Absolutely no fireworks allowed.
Hunting, target practice, or the firing of guns, bows, or other weapons is strictly prohibited on all of our rental properties.
Disposing of fish guts and remains from small game hunting: Double bag and put the remains in the freezer until the day you leave. Put them in the trash can outdoors right before you depart. Do not throw them in the lake or woods.
If you are staying with us 7 or more nights, a member of our service team will stop by to collect trash and returnable cans/bottles halfway through your stay. Please place the trash and returnables you’d like to have removed in the big garbage cans located outside.
During your stay, there may be someone stopping by to mow the grass (or plow, depending on the season). We apologize for any inconvenience, but these services cannot always be scheduled on departure days.
Inside the Home:
Please remove all muddy shoes/boots at the door to help keep carpets and rugs clean.
Do not use linens or bath towels to wash vehicles, floors, pets, or muddy persons. Separate towels have been appropriated for mud and dirt removal in the downstairs bathroom closet.
If the homeowner’s bath towels and linens are badly stained, they can no longer be used by the next guest and you will be billed for the replacement costs.
When using the fireplace, be sure the damper is open before lighting the fire and closed again after use.
Please do not rearrange furniture at the home. The furniture is placed where the owners want it and moving it can damage the furniture and flooring.
Please do not flush wipes, feminine products, or other items down the toilets, even if they are labeled as flushable or septic-safe. Flush only waste and toilet paper.
Northern Properties and its authorized agents may enter the premises at any time in the event of an emergency but will use their best efforts to give 24-hour notice for normal maintenance or repairs.
There are check-out procedures posted at the home. Please be sure to follow the instructions so that we can keep our operations running smoothly.
This home will no longer allow pets, effective immediately for any reservations made after June 15, 2025.
If you made your reservation prior to June 15, 2025 and have brought your dog(s), please adhere to the following rules to avoid unnecessary fees:
Dogs are not allowed on beds or furniture.
Dogs must be crated if left unattended at a home. If your dog barks excessively while you're away, please do not leave them alone.
Owners must clean up after their dog, both inside and outside the home.
If your dog is wet, please be sure they are dry before allowing them to enter the home. There are towels designated for this use at the home.
Please do not let your dogs roam on neighboring property.
Hot Tub Notice:
Your hot tub has been serviced for your arrival. We do not make return trips to clean tubs during visits, so please be sure to rinse off before getting into the tub so that it will stay clean.
If during your stay you would like your tub cleaned, we would be happy to service it for you, the fee is $45.
Be sure to replace the hot tub cover after each use to maintain the set temperature and keep the tub clean. Keep the straps on the cover at all times to prevent the wind from blowing the top off and causing damage.
Do not push more than one button at a time or one right after the other as this puts tubs in sleep or economy mode and the heat or jets will not function. If this happens, please contact NP for assistance.
If the water in the hot tub is not warm upon arrival, that means it was recently drained and refilled and will take some time to heat up back up. Please be patient.
Children are not to be left unattended in a hot tub.
Toys or loose objects are not allowed in tubs as they can get lodged in the filter or damage surfaces.
Do not jump or sit on the hot tub cover. You will be responsible for the cost of repairing any damage to hot tubs, covers and/or straps.
